Vermont real estate law requires that real estate agents represent either (but not more than one concurrently) of the following:

• the owner/seller of the property
• real estate agency that lists the property for sale
• the prospective buyer of the property

• We will inform you of some of the unique tax responsibilities of owning property in Vermont.
• We will direct you to the proper authorities who can answer your questions about the various use permits required for building structures, sub-dividing land, or operating a business.
• We will provide you with a list of attorneys who practice real estate law in this area of Vermont so that you will be able to make well informed decisions regarding your purchase.
• We will provide you with brochures of various firms that specialize in performing building inspections.
• We will disclose to you all material defects that we know about relating to a property, but please remember that our license to market real estate doesn’t make us experts in construction, zoning, law, accounting procedures, etc.   Let us know your concerns and we’ll be happy to direct you to those people who hold expertise in those fields.
• Please note that if you are considering the purchase of real estate and want us to represent you in the transaction, remember to ask us for an agency contract, for without that signed document we are unable to do so.
