Selling your Real Estate in the Greater Woodstock Vermont Area?

Online/Web Marketing: We spend heavily each year on online marketing/SEO to syndicate our clients properties to hundreds of real estate search websites locally, nationally and internationally.  We take a great deal of pride in the quality of our photography and writing so that your property is beautifully presented online, attracting potential buyers to call for a showing, whether they call us directly or call an agent at another firm with whom they are working.  In short, the goal of our online presentation is that your house will be beautifully presented online and motivate buyers to call us or their broker for a showing.

Here is a real-life example of how most buyers are buying real estate today (2011):  We listed a property for $2.5 million in Woodstock.  We subsequently received a call from a buyer who came from a suburb of Boston, but who had second and third homes in two other states.  They had never called a broker in Vermont, nor been shown a property - they had been shopping online, from the privacy of their Mac computer for over a year.  Whenever they visited the area, they had familiarized themselves by driving the back roads.  About 2 weeks after a price reduction in the listed price of this property, the buyer called our office for a showing.  They visited the property for an hour and a half, had a number of questions which we promptly researched and provided answers.  They made an offer the next week.  We assisted our seller-client in the negotiations and terms were agreed within a week.  Then contingencies were cleared and the property closed 28 days later - for $2.1 million cash.  Our client's property was beautifully presented - and thoroughly syndicated online, attracting The Buyer.  

Since the odds are more than 50/50 that buyers will be working with another brokerage firm, we pursue an open policy of cobroking with other agencies, so that regardless of what broker they are working with, they are welcomed and compensated for bringing buyers to see and buy our clients' properties.  Our goal in listing your property is to get it sold to the best buyer, regardless of their representation.

Personal Competence & Networking: The story above also illustrates our strong belief that the person showing your house can make a significant difference in the impression a potential buyer will have of the house itself.
